Which Report do I need

Selling, renting or building commercial property? You need a Commercial EPC.

Are you a "public authority or an institution providing a public service (further defined as 'one providing a service traditionally associated with local or national Government') to a large number of persons and therefore visited by those persons"? Does your building have a total useful floor area over 1,000m²? You require a DEC and AR.

Selling domestic property? You need a HIP (which will include a Domestic EPC).

Renting out domestic property? You need a Domestic EPC.

Building a new non domestic property? Need to demonstrate compliance with Criteria 1 of Part L2 of the Building Regulations? You need a Part L2 Compliance Check

Building a new domestic property? You may need a 'Code for Sustainable Homes' Assessment (Design Stage and As Built) but you will definitely need SAP calculations to demonstrate compliance with Part L of the Building Regulations. These SAP calculations can then be used as the basis of a PEA (Predicted Energy Assessment) (required if marketing is taking place prior to completion of build) and the As Built EPC (required for Completion Certificate from Building Control).
